Abundant outdoor living space includes a garden patio as well as two large decks with views from the north bay to the south bay, as well as downtown San Francisco, downtown Oakland and downtown Berkeley. This downsloping home is separated from the street above by a walled Japanese garden, giving it a private, retreat-like feel.

The home underwent some technological upgrades August 2022 and February 2023. The living room now features motorized roller shades, please use the remote control mounted on the wall to the left. The HVAC system was replaced with a modern, highly efficient, electric heat pump, offering: air conditioning, heating, and greater indoor air quality via a MERV 13 air filter that can capture smaller mold, smoke, and allergen pollutants in addition to bacteria and virus particles. In 2023, the home’s water heater was upgraded from gas to a highly efficient heat pump, bringing this home one appliance closer to being a climate-conscious all-electric home.

While the beds can be configured to allow up to 9 guests our insurance limits capacity to 6 guests. The extra beds are ideal for families with children who don’t want to share beds.

The 2 Master suites are located on the lower level of the house and have their own separate exits onto the lower deck. The guest bedroom is on the main floor next to the shared bathroom off the kitchen. It also has its own exit onto the upper deck.
